About 1031.com
Last updated June 2026
1031.com is the front door to 1031 exchanges, an independent directory and matching tool that helps real estate investors find the right service provider for their specific situation.
What we do
A 1031 exchange is high-stakes and deadline-driven, and the first question most investors face is simply “who do I even call?” We answer that. Tell us about your exchange, the type, your property, deal size, location, and timeline, and we return a short, ranked shortlist of qualified intermediaries, DST sponsors, and exchange specialists that fit, with a plain explanation of why each one matched.
How our directory is built
Our directory currently lists 40 firms, 19 qualified intermediaries, 17 DST sponsors, and 4 specialty exchange services. Listings are compiled from publicly available information and each entry links to the source it was built from. We are not affiliated with the firms listed, and a listing is not an endorsement. Firms may request an update or removal at any time.
How matching works
Our matcher scores each firm against your answers across the type of exchange you need, your asset class, your deal size, and your location, and surfaces the best fits. The ranking is editorial and is not influenced by payment. Where a listing is ever marked Sponsored or Featured, that is a paid placement and is labeled as such, see our advertising disclosure.
What we are not
1031.com is not a qualified intermediary, law firm, CPA firm, broker-dealer, registered investment adviser, or tax advisor, and we provide no legal, tax, accounting, investment, or QI services. Everything here is educational. Always consult your own attorney, CPA, and licensed professional before acting on a 1031 exchange.
